Also — communicate A LOT. Don’t assume they know what you mean when you say “modern farmhouse” or “open floorplan.” Show pics. Make lists. Be annoying if you have to.


Think Function First, Then Fancy

It’s so easy to get caught up in design trends. You see a sliding barn door on IG and suddenly you’re like “I need that.” But hold up. Ask yourself: is it actually practical?

Things to consider:

  • Where does sunlight come from during the day?

  • Is there enough storage? (there’s never enough storage)

  • Are the rooms sized realistically? (huge bathrooms are cool but do you really need it?)

  • Where will furniture go?

  • Do you want outlets in the floor? (yes. yes, you do.)

It’s your house — but also it should make sense to live in. Pretty is great. Functional is better.


Mistakes People Make (That You Can Maybe Avoid)

Here’s some common things people regret:

  • Too many trendy things – shiplap everywhere feels cute now but maybe not in 5 years.

  • Not enough outlets – literally never heard anyone say “Wow, too many plugs.”

  • Forgetting the flow – like putting laundry room on the opposite end of the house from the bedrooms.

  • Tiny closets – regret. Every. Single. Time.

  • Bad lighting – too dark or too yellow can make a beautiful space feel blah.

Be Ready for Delays, Stress, and Random Chaos

Sorry, just being real. Even the smoothest custom home builds come with drama. Weather, backorders, builder schedules, etc. Just… be patient and flexible. Some days will suck. But it’ll all be worth it.

And yeah, you’ll prob fight with your partner at least once about tile colors. It’s normal.
